The Borrower has been known to the lending team for over 15 years and CPF has successfully lent to the Borrower on previous occasion

As at the date of this document, the Borrower has achieved 8 sales with an additional 3 conditional sales at prices supporting the independent valuation.

Over the medium to long-term the South-East QLD residential market is forecast to benefit from robust population growth, a sizeable dwelling stock shortage and the 2032 Olympics and associated development infrastructure.

The Borrower, Heritage Pacific, is an award- winning developer with a strong track record in developing and marketing high quality rural residential estates within this region.

The loan is secured via a registered first mortgage over the Subject Property.

There is no construction risk, all the lots are complete and are being actively marketed for sale.

The loan will distribute quarterly income to investors at 10.00% p.a. (net of all
fees and expenses)

Borrower is required to achieve a minimum number of settlements of completed lots per calendar quarter during the loan term.

Valuation

Gross Realisation ‘As Is’ valuation (20 lots) $24,600,000 inclusive of GST A valuation report was provided by Charter
Keck Cramer and is dated 27 September 2023. The valuation has been provided for market valuation purposes; however, neither the Trustee nor the Investors have any recourse to the valuer or the valuation report.
