About the Property Security 

Settlement is conditional upon the following security being provided in a form that is acceptable to CPF and CPF’s solicitor:

1. A registered first mortgage over the Property Security;
2. General security agreement over Dexar Tingalpa Central Pty Ltd (ACN 647 466 206) and Dexar Tingalpa Project Pty Ltd (ACN 647 466 117) as it relates to the Property Security;
3. A personal guarantee from Mark Zdrilich;
4. Corporate Guarantees from Dexar Tingalpa Central Pty Ltd (ACN 647 466 206) and Dexar Tingalpa Project Pty Ltd (ACN 647 466 117);
5. A Tripartite Deed between the Borrower, Lender and the Building Contractor; and
6. Such other security as CPF considers appropriate to properly secure its interests in the Property Security.


About the Borrower

The Borrower, Dexar Tingalpa Central Pty Ltd, has previous experience with this type of development. Further details are provided in the Appendix A.

Why Invest?

This is the final stage (i.e. Stage 5) of asuccessful industrial business park with the prior 4 stages having fully sold.

The Loan is secured via a first mortgage.

As at  the date of the Appendix A (July 2024) there is an increasing demand for industrial units within the Brisbane area.

This style of construction is regarded as formulaic and less complex when compared to other projects such as residential housing.

The Borrower is regarded by the CPF lending team as competent and experienced in this type ofdevelopment.

There is a Tripartite Deed between the Borrower, the Lender and the Builder which provides the Lender with step in rights to the building contract should the project fail to achieve agreed milestones.

The Lender has appointed a highly experiencedand competent development manager who will monitor the progress of the project on behalf of CPF.

A Personal Guarantee will be provided by the director(s) and shareholder(s) of the borrowing entity.

The Loan will distribute quarterly income to investors at 10.50% p.a. (net of all fees and expenses).
